    Registration requires a valid credit card to confirm your identity. A confirmation that you have at least $500 will be required. WE DO NOT charge for registration. Your bank will possibly put a "hold" on this amount for 24 - 48 hours. WE DO NOT RECEIVE ANY FUNDS.


    Buyer Premium: A 10% Internet Premium will be added to the last and final bid to determine the high bid price. For example, if your high bid is $100,000, the contract purchase price would be $110,000.
    Representation: The Auction company represents the sole interest of the seller.

    Deed Type & Cost: Seller to provide a special warranty deed free from any lien or encumbrance. Buyer pays for deed prep: Brewer & Brewer charges $150 per deed for these transactions. Buyers may choose attorney for deed prep. Buyer to pay for deed stamps: $2 per thousand of purchase price.

    Inspection access: Some properties have limited or no access via public road.  Only access the property with permission from adjoining property owner. Properties that have access may be accessed by potential bidders (Auctioneer/Auction Company) 336-751-4444.

     

    Restrictions: Property is subject to any and all recorded and unrecorded restriction, easements, if any.

     

    Contract for purchase: A copy of the contract that will be used for the successful bidder has been posted on the website. High bidder will be expected to sign via digital signature (DocuSign) within three hours after the auction. Please review or have reviewed this document prior to bidding. Contracts will be sent to high bidder via Docusign (digital signature software) immediately following the auction. Buyer must sign contract, no later than 9 AM the following business day

    Deposit: A 5% nonrefundable deposit will be required and delivered to Brewer & Brewer, Attorney at law, no later than 5 PM of the following day of the end of auction. Their office is located at 204 E Main Street Wilkesboro, NC 28697

    Conditions: – All information contained herein is deemed to be from reliable sources. However, neither the Auctioneer nor the Seller guarantees this information to be correct. We reserve the right to add or delete. Please inspect the property and bid accordingly. The Auctioneer represents the Seller in this transaction. All announcements made at the auction shall take precedence over all other information. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING.

    Closing: Closing shall take place not later than 30 days from the contract date.

    Survey: Buyer is responsible for survey and survey costs if desired or required for deed preparation.

    Real estate taxes and assessments: All taxes shall be prorated to the date of closing and shall be paid by the Seller in the form of a credit to the Buyer at closing. Buyer will be responsible for all subsequent taxes.
